Do I need to pay a deposit?
Yes, a deposit of £400 is payable pre tenancy set-up.
Are gas, electric and fire certificates kept up to date?
Yes, it’s the landlord’s responsibility to ensure all the certificates are in place, the certificates are displayed on the house notice board.
Are properties fit for student living and vetted by the local authority?
Yes, we have a strong working relationship with property and environmental officers at the local authority to ensure we are always up to date with the current legislation.
How many students typically live in one house?
Our properties are suitable for between 4 and 6 students.
Who maintains the property?
We take care of all internal and external property maintenance and typically set up a watts app group every year per house so maintenance issues can be reported.
Are bedrooms furnished or unfurnished?
All our student bedrooms are furnished, they typically include bed, mattress, wardrobe, bedside table, chest of draws, a desk and chair along with window dressing.
Do you supply a cleaner?
Yes, we supply a cleaner who will clean the communal areas of the house on a weekly basis.
How do I pay my rent?
We will email you with an invoice 3 weeks before the start of each term, the term start dates are as follows 1st September, 1st January and 14th April.
Who tests the fire alarm system at each property?
The cleaner will test and record different break glass points within the property on a weekly basis, with a local contractor servicing the system annually.
Are utilities included in my rent payment?
Yes, gas,electric,water and broadband are all included, the only addition to your rent payment is a fee to use the washing machine and tumble dryer.
How long is a standard yearly tenancy?
Our standard yearly fixed tenancy runs for a period of 44 weeks starting on 1st September.
Am I allowed to have visitors stay over at the property?
Unfortunately, no, all our properties have to be granted a HMO license by the local authority, which specifically only allows the signed-up tenants to reside at the property, otherwise, we can have our license revoked by the local council.
Do rooms have en-suite bathrooms?
Yes, some rooms do have ensuite bathrooms but these are limited.
What is the weekly room rate?
Our properties have 3 room rates depending on size and room facilities available. The rates vairy between £110 and £125 per week.
Where are the properties located?
Our properties vary between a one minute and 10-minute walk to the Hereford College of Arts.
What about insurance?
All our properties are insured as are the fixtures and fittings that come with the house, however you have to take out insurance for your own personal belongings as we are not responsible for them.
Who holds the deposit?
The deposits are held in a registered ‘Deposit protection scheme’ in line with UK legislation.
- Respect the belongings of others ‘borrowing’ your housemate’s stuff without permission never goes down well and is probably one thing that causes most friction in house shares.
- Make a rota for kitchen chores, no one likes to arrive back from a hard day studying, hungry to find a messy kitchen.
- Talk to your housemates, good communication will help avoid any small issues becoming bigger than they should be.
- Listen to your housemates, good communication is not all one way, so make sure you are giving people you are sharing with a fair hearing.
- If the door to their bedroom is closed make sure you knock before you go in. You are not at home with mum and dad anymore, so respect each other’s privacy.
- Clean up your own mess-you are not living with mum and dad now it is down to you to sort out if you have made a mess.
- Don’t have a go at someone if they don’t instantly clean up their mess, you might tidy as you go but not everyone does.
- Don’t leave passive-aggressive notes around the house, in fact, it’s probably a good idea not to leave any notes at all.
- Be welcoming and keep your door open when you can, it will make it much easier to get to know your new fellow students.
- You only get a couple of years at uni. Avoid unnecessary house arguments over politics/religion. That’s what seminars are for.
- Socialise together occasionally, it’s one of the natural benefits of living as a group, make sure you take advantage of it.
- Get to know your housemates, you will enjoy living with them much more if you find out about them.
- Treat people as you would like to be treated yourself. It’s probably something your gran already told you and your grans are always right.
- Accept differences in people, its one of the things that will make your time at uni much more interesting.
- Be flexible and be prepared to compromise, that way you are more likely to have a harmonious experience while you are sharing.
- Don’t sit in your room all day. Pretty self-explanatory really, but if you are going t have a good time you need to make a bit of an effort.
- Cook a meal as a house. it’s a great way to bring you all together and a relatively cheap way of socialising, after all, you need to eat occasionally.
- Take an interest in your housemate’s course, it’ll help you find out more about them and who knows you might even learn something.
- Offer to make your housemates a drink occasionally, it’s all about making the effort,
- Look after house security. It’s not funny if you leave the door open and your housemates get a laptop stolen, look out for each other stuff and take care of the place you are living.
- Setting up a kitty it’s a good way of sharing the costs of the basics.
- Don’t moan about your housemates, it’s not worth it.
- Be thoughtful about what you cook and when particularly if it smells.
- If there are any issues you need to address only ever attempt to resolve them when you are sober.
- Visit the library occasionally it will get you out of the house to study.
- Don’t leave wet towels on the bathroom floor, apparently, lots of people find it annoying.
- Try not to hoard water glasses and /or cutlery in your room, people will just get annoyed when they can’t find stuff.
